CONFLICT RESOLUTION
ALS specializes in many types of surveys that can help in situations where there is no clear picture as to the layout, boundaries, elevations, or features of a site. When these occur between multiple invested parties, there may be confusion or misunderstanding, which often leads to conflict. Our role is to ease this misunderstanding by providing a clear picture of the mentioned details about the site in question, which is often enough to resolve said conflict. This being stated, as a surveying firm, ALS provides a neutral, unbiased perspective and holds its work to the utmost of accuracy.
TYPES OF CONFLICT RESOLUTION:
Right-of-Way
Disputes with public right-of-way can be a type of ROW that allows the public to travel over a private piece of land unhindered. This type of ROW is in reference to sidewalks and roads that are adjacent to private land. While we can’t solve the issue, we can give clarity on where the proposed ROW is located and define property boundary lines.
Encroachment
Encroachment is a situation in real estate where a property owner advertently or inadvertently violates the property rights of his neighbor by building on or extending a structure to the neighbor’s land or property. We would provide a boundary survey per client request that gives more clarity to the situation; however, our role would remain neutral.
Title Discrepancy
A title defect refers to any threat to an owner’s right to sell a property, which has a publicly recorded issue (ie. a lien, mortgage, or judgment) that gives others a claim. We would remain a neutral party by providing updated surveys that may help clear up questions about what is included in the plot and exact boundaries.
