As land surveyors, we offer several services that are related to certifying your property; listed are a few of the most common.

improvement
location

An Improvement Location Certificate (ILC) is an inspection of a parcel by a licensed surveyor to determine possible encroachments or other matters that could be adverse from a land surveying standpoint. ILCs are often if not always required on the closing of a property or at the completion of any construction (improvements) on a property, normally residential in nature.

elevation

An Elevation Certificate compares a property’s elevation data to the Base Flood elevation data. A licensed Surveyor or Engineer makes actual field measurements using survey instruments and techniques to obtain the property’s elevation data and then transfers that data to the Certificate which is an official form of the National Flood Insurance Program.

occupancy

After the completion of an as-built survey for verification of the documentation of the existing conditions, which is meant to show the conditions of the work as it was actually constructed. One would need to present the final as-built survey to get a Certificate of Occupancy for the building. An accurate as-built survey is a strict requirement as it confirms that the building has been constructed according to the approved plans.
